Listed for $5.3 million, the New Canaan home has both an indoor and outdoor movie theater, both accompanied by comfortable seating and entertainment areas.

Set back from the street, the home sits on 2.5 acres and features a tree-lined shared driveway that leads to the three-car garage. Around the back of the house there is a patio with plenty of seating and a built in barbecue covered by a solar sail. The patio overlooks the pear and apple trees that fill the backyard.

Built in 2010, the four-bedroom New Canaan home is described as a fusion between a “modern farmhouse” and a “SOHO loft,” according to the listing. The exterior of the home features farmhouse features, such as a porch and skylights, while the interior features contemporary features such as floor-to-ceiling glass walls, skylights, and an indoor gym.

From an aerial view, the house has three distinct wings. The darker wing was an addition built by the current owners, according to listing agent Fatou Niang of William Pitt Sotheby’s International Realty. The addition gave the owners two more bedrooms with attached bathrooms and an office. The newer wing is connected to the original house by an outdoor terrace with lounge area and television, covered by a solar sail.

Niang said the house and its additions make it a “very mature home” and able to “adapt to different lifestyles.”

The home features energy-saving technology including solar panels, a whole-house generator, and radiant flooring. There are also three cisterns to store rainwater for irrigation purposes, according to information provided by Sotheby’s. The house also has a geothermal heating system, using the ground to naturally heat or cool the house, according to geothermal heating company Dandelion Energy.


The geothermal heating carries throughout the house, even to the storage room. The home’s original owner and designer thought of using the smart heating and cooling system to maintain his items throughout Connecticut’s fluctuating seasons.

“I don’t usually talk about home storage areas, but this one is amazing,” Niang said. “Everything is custom built for their storage and can be used for their seasonal clothing.”

New Canaan is one of several cities and towns in Connecticut to see its average home value increase between 2020 and 2022. Over those two years, the average home value in the city increased by $358,189, marking a jump of 29.56%. According to national real estate brokerage Redfin, the median sale price in the city rose 4.5% between April 2021 and April 2022, with the average sale price this year totaling $1.685 million.
